Survey Deliverables

What You Receive from a Tower Surveys 3D Modelling Scan-to-BIM Project
Every Scan-to-BIM project is different, but all require clear, reliable and consistent deliverables. Our deliverables provide design teams, contractors and asset owners with the information they need to make accurate decisions, coordinate effectively and reduce project risk.

This page outlines the full range of outputs we provide — from point clouds to BIM models, drawings, imagery and metadata. These deliverables are aligned with our internal Survey Specification and UK BIM standards.

Why Deliverables Matter

Deliverables determine how useful the survey is to downstream project teams.
High-quality deliverables ensure:

  • Accurate design and coordination
  • Fewer clashes and site errors
  • Smooth integration with consultant workflows
  • Reliable planning and costing
  • Confident decision-making
  • Clear documentation of existing conditions
  • A strong foundation for BIM Level 2 workflows

Poor deliverables cause costly mistakes. Ours are structured to prevent them.

Why Deliverables Matter

1. Registered Point Clouds (Primary Deliverable)

The registered point cloud is the core output of every Scan-to-BIM project.

Formats Provided

Default formats:

  • RCS / RCP (for Autodesk ReCap & Revit)

Optional formats:

  • E57 (open, widely compatible)
  • PTX / PTS
  • LAS / LAZ (for GIS or external works)
  • PLY (for meshes or specialist workflows)

What You Can Do with the Point Cloud

  • Import directly into Revit, Navisworks, AutoCAD, ArchiCAD and MicroStation
  • Create sections, slices and measurements
  • Perform clash detection
  • Validate design models
  • Extract dimensions and geometry
  • Support heritage documentation
  • Provide context for design reviews

Quality of the Point Cloud

  • Clean, noise-reduced data
  • Verified registration accuracy
  • Registration RMS is typically maintained at ≤ 3 mm, subject to site conditions and network geometry.
  • Correct colourisation (if captured)
  • Organised layout and clear file structure

A high-quality point cloud ensures the BIM model can be trusted.

2. As-Existing BIM Model (RVT)

The BIM model is built directly from the point cloud, using our standards and LOD framework.

Formats

  • RVT (Revit)
  • IFC (on request)
  • DWG (export on request)
  • NWC (Navisworks on request)

LOD Levels

We deliver to the required LOD:

  • LOD2 – Basic massing
  • LOD3 – General architectural & structural detail (most common)
  • LOD4 – High-detail heritage/industrial/fabrication-ready

Model Content (Depending on Scope)

  • Architectural elements
  • Structural elements
  • MEP (if included)
  • External works
  • Roof structures
  • Stairs, risers, balustrades
  • Openings and reveals
  • Building fabric details

Model Advantages

  • Accurate to measured conditions
  • Fully QA-checked
  • Built to UK standards
  • Designed for coordination and analysis

The BIM model is the deliverable used by nearly all project designers.

3. TruView / 360° Photographic Imagery

We include immersive 360° panoramic imagery where requested.

What TruView Provides

  • A visual walkthrough of the entire site
  • Ability to rotate, zoom and inspect areas
  • Quick measurement tools
  • Reference imagery for design decisions
  • Visual context for hard-to-model areas
  • A powerful communication tool for teams not able to visit site

Formats

  • TruView (Leica)
  • Web-based 360° viewers
  • Image sets (JPG/PNG)

This is one of the most appreciated deliverables — particularly by design teams working remotely.

4. 2D Drawings (Optional)

Many clients still require 2D drawings for:

  • Planning
  • Construction packages
  • Coordination
  • Heritage documentation
  • Schedule production

2D Outputs Include

  • Plans
  • Sections
  • Elevations
  • Roof plans
  • Internal room elevations
  • External façade sheets

Drawing Source

All 2D drawings come directly from the 3D model, ensuring consistency.

Formats

  • DWG
  • PDF
  • DWF

When paired with the BIM model, these provide rapid understanding of the site.

2D Drawings (Optional)

5. Orthophotos & Extracted Imagery (Optional)

Orthophotos can be produced from the point cloud or 360° imagery.

Uses

  • Heritage assessments
  • Façade inspection
  • Crack mapping
  • Surface condition analysis
  • Conservation reports
  • Industrial process documentation

Formats

  • High-resolution TIFF
  • JPG
  • PDF sheets

These can be extremely valuable for heritage and technical engineering projects.

Orthophotos & Extracted Imagery (Optional)

6. Schedules & Metadata (Optional)

Depending on your requirements, we can include:

  • Room schedules
  • Door & window schedules
  • Equipment inventories
  • Asset IDs
  • Fire ratings
  • Material specifications
  • Uniclass classifications
  • IFC or COBie-ready parameters

This supports asset management and BIM Level 2 workflows.

Schedules & Metadata (Optional)

7. Topographical Deliverables (If Surveyed)

If requested, we can integrate topographical survey outputs with the BIM model.

Deliverables Include

  • Contours
  • Spot levels
  • Drainage layouts
  • Boundary information
  • Kerbs, paving, roads and hard landscaping
  • Vegetation features
  • External structures

Formats

  • DWG
  • RCP/E57
  • Revit topo surfaces
  • IFC

This is especially useful for building extensions, new developments or earthworks design.

8. Data Organisation & Transfer

All deliverables are grouped clearly:

Folder Structure

  • 01 – BIM Models
  • 02 – Point Clouds
  • 03 – 360 Imagery / TruView
  • 04 – 2D Drawings
  • 05 – Schedules / Metadata
  • 06 – Topographical Data
  • 07 – Supporting Documentation (QA reports, assumptions, limitations)

Delivery Methods

  • SharePoint / OneDrive
  • Secure download link
  • Client CDE (if applicable)
  • USB/SSD on request

Clear organisation ensures clean handover and easy understanding for new team members.

Data Organisation & Transfer

9. Supporting Documentation

Every project includes:

Model Assumptions Report

Areas with limited visibility or inaccessible spaces documented clearly.

Limitations & Caveats

Transparent notes on any unknown or obstructed features.

LOD Compliance Summary

Lists what is included at each LOD level.

Accuracy Verification Summary

Explains point cloud and model accuracy expectations.

Coordinate System Reference

Documents OS grid or project coordinates used.

Documentation greatly improves client understanding and reduces future queries.
